Today the Simple wealth strategy I’ll be sharing is to do with Property investing. Building significant wealth without stress is one of my main priorities. This is a topic I know a thing or two about, as this is how I built a Multi 7 figure property portfolio in 7 years, so I’m sure I can share a thing or two that may help you.
The Vanilla Ice-cream of Property investing
Vanilla Icecream is by far the most popular consistent ice cream in the world. Why? Because it’s simple, reliable, you know what you’re gonna get wherever you are around the world.
When it comes to building wealth simply, there are ‘vanilla Icecream strategies’ that can create simple wealth for us.
I want to help bring them to the forefront, so you can get Financial Independence without huge stress, or it taking up all your time.
In Property, the ‘Vanilla ice cream’ strategy is…
Single lets.
What is a single let?
A single let is where you buy a property, then rent it out on one tenancy e.g. To a family, a couple, a single person etc.
The beauty of a single let is that 98% of the time, once they are rented out you can pretty much ‘set and forget’ them. (This is assuming you find a good tenant that pays the rent long term.)
You can then sit back and enjoy the difference between the rent and the mortgage.
THE PASSIVE CASHFLOW BABY!
Having built my 7 figure portfolio using higher (more stressful) cash flowing property strategies, from HMO’s to R2R’s to Developments etc.
Single-lets have by far have given me more of the simple life I crave than any other strategy. This is why they are a huge focus for me moving forward. Also as a Mummy, my priority is my beautiful kids, I just want to keep my life simple, so I have my best energy for my kids, and I can live my life knowing my best days were spent building cracking memories with those who matter most.
The Tortoise & the Hare
Although it is possible to create Financial Freedom in a short space of time, (I created £10,000 per month passive income in 18 months without start-up cash.) It is tough!
I have concluded having mentored a number of people, very few people are willing to put in the work, stress, time needed to make it happen in this timeframe.
Some people just do not have the time, energy or desire to create Freedom in 18 months. e.g. They may have a job/ or other commitments etc.
Therefore I feel we should look at an alternative simpler path, that most can do around their day jobs, thus opening the gate for more people to walk through comfortably, as this will be achievable for most.
This path may not be the quickest but it is still blooming quicker than most.
It’s not slower.
Using single lets to get Financial independence is fast compared to what most of the population do.
Most of the population work until they retire at 65.
After 40 years they get to retirement to financially enjoy Financial Independence. THEN…
they realise their pension pot may not be enough, or their health may not allow them to enjoy it…
Many will implement higher cash flowing strategies, then realise they are more stressful, they may struggle to manage them, or hate the stress from them and will give up.
Freedom in 5 years?
I’m going to show you a strategy that can be done simply. That will give you Financial Freedom in 5 years. Sound good? Good!
When you Sleep
I want you to get passive income, so you can get paid when you sleep. e.g. My Tenants pay me each month on the 1st of the month, we travel a lot and I don’t need to worry about ‘turning up to work.’ On the 1st of the month, we get paid. I want that for you!
How much do I need?
The vanilla strategy I’ll be sharing is how to build £8,000per month gross or £4000,00 net in 5 years Simply starting with £100,000. I assure you it will be worth it, £100,000 can actually give you Financial Freedom in 5 years without loads of stress / the expense of losing your life and your relationships in the process etc
You could use this strategy to weave around other wealth-building strategies and get started with only, £25,000 or £50,000 which means you’ll hit 8k gross/ 4k net in 10 years.
